Three Reasons NOW is the Time to Buy Real Estate

This month’s subject has been beaten to death over the past few years- by every Realtor and mortgage broker in America it seems. Given the characteristics of today’s real estate market, we feel it bears repeating. Most people think nothing is happening in the current real estate market, nothing is selling, and they are staying out of the market. We think, however, that there has never been a better time to buy a house than right now, and we discuss why below.

Prices are Low

Consider the case of a beautiful home in a golf course community, with views of both the course and the Rehoboth Bay. In May of 2009, the house came on the market for $569,000. It remained on the market for 14 months, with one price reduction to $549,000. It did not sell.

In July of 2010 the house was listed again for sale, this time for $499,000, and withdrawn from the market after 6 months. It did not sell. Finally, in May of 2011, the house was listed again, this time for $479,000 and received an offer that was accepted in 2 weeks. The house sold on June 30 for $425,000. This goes to show that motivated sellers – and there are more than a few out there – will negotiate below their asking price (once the price is where buyers perceive value).

There is Little Competition

Remember the “good old days” of 2004 and 2005? You couldn’t get a house fast enough. As soon as a home was listed, there were multiple offers and escalation clauses were the norm in any sales contract. The competition to buy was very stiff, and we worked with many buyers who made offers on as many as 10 homes before an offer was accepted.

Not so today. The economy is a very significant factor in this current climate, but it may also be the constant negative drumbeat all the media seems to relish in (bad news sells, right?) that is making buyers nervous. The fact is there are simply fewer buyers making buying decisions

than ever before. Perhaps they don’t see the market that is growing!

Those who do choose to consider buying a house have many, many choices. Buyers do not have to act hastily, either. In today’s market, there is time to carefully evaluate the condition of a prospective home, either before making an offer or during the contract contingency period.

What we do know is these great buying conditions won’t last forever. We don’t know when this buyer’s market will end, but conditions will change, and these “bargains” will be gone.

Interest Rates are VERY Favorable

Every week a local mortgage loan officer stops by my office and leaves behind a “rate sheet” which describes different mortgage programs and the interest rates for those programs. 2 days ago, the interest rate for a 30 year fixed mortgage up to $417,000 was 4.625%. For a 15 year

mortgage the rate was 3.875%! Even just 1/2 a percentage point in a mortgage interest rate can mean savings of thousands of dollars in annual interest payments on a mortgage, so these low rates mean hard dollars in your pocket.

The current feeling in the mortgage market is that these rates will stay favorably low through the summer, at least.

Three GREAT Reasons to Buy Real Estate Today

So there you have it. Low prices, little competition and low rates…the “perfect storm”.

These conditions won’t last. Real estate is cyclical. Rates could go up. Demand will improve. We strongly believe that many will look back on this period and say – “that was the time to buy a house, or move up, or move down…and we missed the opportunity.” Will that be you?
